What does the gaurantee cover?

It covers everything in the standard home inspection. Specifically items that should have been caught during the home inspection, but got past us, in accordance with the inspection standards of practice (SOP).

Examples include material defects; damaged electric service components, damaged/inoperable windows/doors, Inoperable or defective equipment eg; water heater, hvac, visibly rotten wood, missing insulation, adverse crawlspace conditions such a moisture, rot, standing water, plumbing and electrical defects. We will cover the cost of repair up to $1,500 if needed. Because we are so focused on the major concerns, it is our experience that the few call backs we have had are very minor, or false alarms and usually can be easily resolved.

What is not covered?
- Items that were functioning normally on the day of the inspection, but fail sometime after the inspection (Latent defects).
- Defects that could not have been discovered at the inspection. These include leaks from the roof if there was no rain at time of inspection or inspection items limited because utilities, gas, water, electric is off.
- Any cosmetic damage to wall, ceiling, paint, floors, cabinets and interior finishes that could have been caused by moving.
- Drain blockage of any kind. We run lots of clear water through drains, but cannot predict blockage due to normal use (toilet paper, food debris, soap suds, waste, etc).
- Nothing that was identified during the inspection or described in the inspection report as limited, concealed, restricted or not accesible.
- Nothing outside the inspection Standards of Practice (SOP)
What does the gaurantee cost?
- Free! Our in-house guarantees are part of our client satisfaction and quality assurance policies and company culture. Every home inspection is covered at no charge to the client.
Isn't the gaurantee the same as a warranty
- No. A home warranty covers things that break after the inspection, whereas the a guarantee covers service performance of the inspection. Basially poor performace of the inspector, or defects that should have found within the scope of an home inspection, but were overlooked.
- Beware of “free” warranties that are used as sales gimicks (website gizmos), tranfere inspectors liability and are limited in coverage.
Is there a time limit?
- Yes. Since this is a guarantee of our work, and not a warranty, it does have a time limit. You need to let us know right away if you think we missed something. You have 90 days from the date of the inspection to notify us using the PDF form or Online form. and we will respond within 24 hrs.
Are there other restritions?

Yes – You must notify us immediately and in written form prior to making any repairs. PDF form or Online form.

If repairs are performed without notifying us first, the Guarantee is void. We do not reimburse client for repairs performed without prior investigation and approval. We reserve the right to verify that the item should have been included in the report, within the scope of a home inspection, and have an opportunity to make the repairs using our contractor of choice.

Items that can be repaired will not be replaced if repairs can be performed.

Claims must be submitted withing 90 days of the inspection.
- Any claims must be for items that fall within the scope of the home inspection SOP as defined in the ASHI/InterNachi standards of practice, and our inspection agreement.
- Items that do not fall within the scope of a home inspection are not covered.
- Personaly property or ancillary systems such as; sprinkler systems, private well systems, WDO, surrouns sound, low voltage systems, networks (lANs), kitchen/laundry appliances.
- Inspection items that were not accessible at time of inspection due to restrictions such as; personal property storage, locked rooms, lack of utilities, concealed or intentionally covered. Please note: Home inspectors are not permitted to move personal items.
Isn't a gaurantee just a way to limit the companys' liability ?
- We’ll recommend corrective actions needed to clear any problems notes
- A virginia liscensed contractor should complete any structural repair work and provide evidence of completion such as a completed work order and reciepts for payment.
- The VDACS licensed extermination company that provides any required treatments such as termite or fungicide, should provide a “clear” letter.
