Termites, Moisture?

Yes We inspect for and report wood damaging organisms, moisture vapor, crawl space water issues

Condo common areas inspected?

Yes Because it can impact your ownership. We inspect all common areas. Foundations, exterior siding, flashings, windows, lot grade, etc

Roof walked?

We walk all roofs when safe and possible to do so, and offer free camera pole hi-res photos and drone inspections. No binoculars from the ground

Sinks, shower pans and bathtubs filled?

Filling these fixtures can reveal plumbing problems that a basic test won’t.

Water flow, pressure and leak-down check at meter?

Yes We run all faucets, report low flow and pressure drops. We test water pressure using a pressure gauge, We check for pipe system leak-down

Polybutylene, PB, Qest pipe?

Yes We report active Polybutylene pipes and use borescopes to view inside the wall cavities

Exhaust fans tested and verified?

We test all dryer, bath and range hood exhaust fans and verify good airflow, no restrictions/clogs at the exterior.

Test all outlets, switches, and lights?

100%, We test ALL accessible outlets and switches. Not random sampling. Standards only require testing one per room, which is shocking!

Gas leak testing

Yes We use combustible gas leak analyzers and bubble testing at all fittings, connections and manifolds

Test for carbon monoxide leaks?

Yes We use CO leak test equipment to test furnaces, boilers, and gas fireplaces for proper operation.

Test for combustion draft and venting

Yes We test for combustion venting, spillage and back drafting using a smoke pencil and CO detector

Detailed testing of the furnace?

Yes We inspect burner start-up sequence, combustion characteristics, air flow, Temperature rise and differential are within factory specs

Detailed testing of AC and Heat Pump?

Yes We ensure AC’s and HP’s are removing the right amount of ambient ambient, Temperature differentials and air-flow volume and distribution balance

Whole-house ventilation systems inspected?

Yes Air exchangers are excluded by home inspection standards. But we inspect them.

Inspect all doors and windows?

Yes 100%, We inspect all accessible windows and doors. Not random sampling. Standards only require inspecting one per room.

Run test laundry appliances?

Yes  We run washers and dryers to test the plumbing, electrical and venting. laundry appliances are excluded by home inspection standards. We test them.

Walk/crawl through attics and crawlspaces?

Yes Most home inspectors do not walk or crawl these spaces because the standards don’t require it.  We inspect 100% and take videos and photos of those spaces for you.

Report on known environmental hazards?

Yes if we suspect Mold, Asbestos, Lead we alert you in the report. if we see something we say something.

Infrared thermal inspection?

Yes We use infrared cameras during every home inspection, on every system at no additional charge.

Moisture scans?

Yes After infrared scans we follow up with moisture scans to help us determine hidden water problems.

Do you test for pet odors and damage

Yes We report on physical damages, soiling and inspect for pet urine using an ultraviolet light

Do you report systems serial #, model #

Yes We document all that and photograph all the data labels of furnaces, water heaters, ACs, Heat Pumps, even replacement windows
