What does the home inspector look at?
- The inspector closely examines all the homes primary systems looking for significant defects that may affect the value, health or safety of the property.
- Inspections do not usually cover typical cosmetics. Inspections are also subjective to the type and age of property. In other words some old houses have old things, new houses have new things.
- A property does not fail because it is old and does not pass because it is new.
- Primary systems include: Roof, Structure, Foundation, Plumbing, Heat, Fireplace, AC, Interior, Appliances, Insulation, Exterior walls, windows, doors, garage. Inspectors will open electric panels, and access attic and crawlspaces.
My home is new or has been remodeled with new equipment so why would I need an inspection?
- Many significant defects have been revealed on brand new homes and newly installed equipment or systems. Just because it is new does not mean it is OK. It may be too new to have been discovered yet.
- All construction and equipment is subject to human error and defects especially new construction and upgrades.
- There are many cases where defects discovered on older homes originate from when it was “new construction”. These defects can range from builder shortcuts, sub-contractor oversights, and manufacturer defects.
- Often times these defects are unknown to anyone until they are discovered. Many have been repaired for free under class action suites, Insurance claims manufacture warranties, or contractor guarantees.
