Questions about Guarantees
What is Mold?
Molds produce tiny spores to reproduce. Mold spores waft through the indoor and outdoor air continually. When mold spores land on a damp spot indoors, they may begin growing and digesting whatever they are growing on in order to survive. There are molds that can grow on wood, paper, carpet, and foods. When excessive moisture or water accumulates indoors, mold growth will often occur, particularly if the moisture problem remains undiscovered or un-addressed. There is no practical way to eliminate all mold and mold spores in the indoor environment; the way to control indoor mold growth is to control moisture.
Remember:
- The key to mold control is moisture control.
- If mold is a problem in your home, you should clean up the mold promptly and fix the water problem.
- It is important to dry water-damaged areas and items within 24-48 hours to prevent mold growth.
How does mold affect indoor air quality (IAQ)?
Mold significantly impacts indoor air quality by releasing spores and toxins that can irritate occupants and trigger allergic reactions or respiratory issues. Addressing mold growth requires identifying and fixing moisture sources, as damp environments are prime breeding grounds for mold. Effective management of indoor air quality involves both controlling moisture and, when necessary, using air purifiers to filter out mold spores
Can you do the Mold/IAQ during the home inspection?
Yes, It’s preferred because during a home inspection, we have to access many of the same systems and locations required by a mold inspection which lowers the overall cost.
How long does it take to get the results?
Typically within 24 hours. The lab results take the longest so we ship the samples out overnight exspress and usually have next day results. Note: If lab samples go out on Friday we don’t get results until Monday because the lab is closed on weekends.
Why is mold growing in my home?
Molds are part of the natural environment. Outdoors, molds play a part in nature by breaking down dead organic matter such as fallen leaves and dead trees, but indoors, mold growth should be avoided. Molds reproduce by means of tiny spores; the spores are invisible to the naked eye and float through outdoor and indoor air. Mold may begin growing indoors when mold spores land on surfaces that are wet. There are many types of mold, and none of them will grow without water or moisture.
Key points to keep in mind:
- The key to mold control is moisture/humidity control.
- If mold is a problem in your home, you should clean up the mold promptly and fix the water problem.
- It is important to dry water-damaged areas and items within 24-48 hours to prevent mold growth.
- Final Analysis can detect non-visible air born mold spores with our bio-pump and sampling process
Are there Federal regulations or standards regarding mold?
No. Standards or Threshold Limit Values (TLVs) for airborne concentrations of mold, or mold spores, have not been set. Currently, there are no EPA regulations or standards for airborne mold contaminants but Final Analysis property inspection will be able to report the presense of mold and elevated or unsafe levels of spore counts.
What is the objective of a property mold inspection?
Identify the presence, extent, and source of mold growth
The primary goal is to determine:
-
Whether mold is present
-
Where it is located
-
What may be causing it (e.g., water intrusion, high humidity, poor ventilation)
Assess potential health and structural risks
-
Mold can impact indoor air quality, triggering allergies, asthma, or other health concerns.
-
Excessive mold can also indicate hidden moisture problems that may lead to wood rot, drywall damage, or compromised building materials.
Guide remediation decisions
-
Inspection findings help property owners decide whether professional mold remediation is needed.
-
A thorough inspection may include sampling (air or surface), though not always necessary unless the type of mold or spread needs lab confirmation.
Document findings for real estate purposes
-
Many buyers, sellers, landlords, and tenants require mold inspections as part of real estate transactions.
